Eagle: 101 Clinton Flipping Some Units Residential

The Brooklyn Eagle notes that 101 Clinton Street (aka 165 Joralemon Street), following the example of nearby 75 Clinton, will be flipping some units from commercial to residential:

Brooklyn Eagle: With Eagle staffers and other passersby noting that the building is ”scaffolded and shrouded” (with netting), a check of Department of Buildings (DOB) documents was made.

That search revealed that a permit has been issued for the conversion of the second-through-sixth floors of the six-story building.

Although Mark Sharfman of Joralemon Realty LLC (and the Sharfman Organization of Hartsdale, N.Y.), identified as the building’s owner, would not discuss the project with the Eagle —(he said ”No comment,” when reached by phone) — DOB documents reveal that 40 residential units have been proposed for the five floors.

Permits also exist for the installation of pipe scaffold; the removal and rebuilding of the front walls facing Clinton Street and Joralemon Street on the fourth, fifth and sixth floors; and the installation of boilers, plumbing, hvac, kitchens and bathrooms and an exhaust system.

When completed, the 50,028-square-foot building will contain 41,690 square feet of residential space and 8,338 square feet of commercial space, according to DOB documents.

    I hope someone is going to build some new schools to accomodate all the new residential housing around here. We have the Charles Borromeo Catholic school sitting empty for years while kids are squeezed into the few schools in the neighborhood. The moneymakers make money while the infrastructure languishes.

    It’s kind of an ugly building – I wonder who would want to live there, even if the interior is renovated and converted?

    I see that the grocery store on the ground floor is going to be expanding into the former La Traviata space next door too. It would be nice if they can fill the former hair salon too. That series of storefronts is a little bleak right now.
