29 Grace Court Price Reduced

Curbed reports that the asking price for 29 Grace Court has been reduced to $5.95 million from $6.2 million. It’s currently a four family building, but Brian Lehner’s Brown Harris Stevens listing touts that it can be “easily” restored to a single family home. Think this new price is the sweet spot?

An elegant and well preserved property. No mention of yard size or the current state of systems, which would have a huge impact on costs after purchase. So many of these Heights Brownstones have heating and plumbing that date from very long ago. But listings tend not to talk about them.

The owners of this house also owned the building in BH where we rented an apt. for 7 years. They are horrible people, but they maintained their properties very well. (I had no idea they had a pepto bismal pink ballroom in their house.)

Possibly the worst color choice ever allowed to stay on the walls and ceilings of a property listed at over $89,900 anywhere in the continental U.S.
