Plans to renovate 72 Poplar are on hold

The former site of the 84th Precinct on Poplar Street in Brooklyn Heights is for sale once again.  The Brooklyn Eagle reports that it’s now listed by Lee Odell Real Estate for $12 million.

Regal Investments had grand plans for the site but has instead elected to sell the property blaming the economy and not Landmarks approval, the Eagle says.

    Hey, finally a GOOD reason to eminent domain something. Grab it and make that the new middle school. Then we can kill that Two Trees monstrosity in DUMBO.

    Oh PLEASE buy this and make it into a middle school. Not a charter. A real, honest-to-goodness neighborhood public middle school. Please?

    We have been keeping on eye on this property and have a number of unit sizes on our site that we think would be appealing for different needs.

    The property could be redeveloped as condos or as we have it positioned, as shared housing – aka “co-housing.”

    Our current implied pricing is no where near $12M, or $371 psf. That number does not make any sense. That is close to what 20 Henry Street was acquired at and we can all see what has happened there – stalled and liens a plenty.

    No room, and because the area is landmarked, a large building won’t go here. Unless it’s linked, somehow, to PS 8. Underground classrooms? Nah…

    didn’t the city sell it at auction for 2mm to these guys? yep, it would make perfect sense for them to buy it back for 10mm. I mean that honestly — sounds like something the city would actually do!

    Sold for 9.3 at auction. He has already gutted it, put new stairs to each floor and put in an elevator shaft.

    There are no neighborhood middle school in District 13. So even if this were made into a middle school (which it won’t because the DoE doesn’t think we need another school in the district), it would become one of the district-wide schools open to anyone in district 13.

    There is no middle school in the Heights/Dumbo immediate neighborhood, certainly. However, although many have been asking for a new public middle school in our area, (from PS8 parents to the BHA to CB2) the SCA/DOE maintained that one wasn’t needed — until someone with deep pockets and the desire to build an inappropriate building came along… don’t know as we want to go there again just now. Just wanted to give Nabe Girl some additional intel.
