Real Estate Weekly reports that 100 Clinton Street is on the block. The broker’s site lists the property at $16.2 million.

The property is located in the heart of Brooklyn Heights, at the corner of Clinton & Remsen Streets, with dimensions of 83.0’ x 50.0’. The building is a 12,800 s/f two-story medical office building, consisting of five offices, exam rooms and a full basement. It can be adapted for other office and potentially retail use.

    Weren’t there tentative plans a few years ago to see if a higher building could be put on this site, or maybe several stories added, as was done directly across the street?

    I believe this side of Clinton Street is within the landmark district and adding stories would not be permitted.

    Nonsense! How to explain 20 Clinton Street, the building above Sleepy’s on Montague, and the plans for the BH Cinema? As long as the final building is within a certain height, plans to make it higher can go forward.

    Not so fast, just because you can build up to 50 feet, does not mean you automatically have the right to demolish an existing structure, to do so. You must get LPC approval.

    100 Clinton Street is in the Brooklyn Heights Historic District. Demolition of the existing building would require approval from the Landmarks Preservation Commission (LPC), but that is not impossible to obtain. The design of any replacement structure would also be subject to review by LPC. Probably of greater significance is the fact that this building is not in the LH-1 low height district. The property is zoned C5-2A, which allows construction of a fairly sizeable building.
