130 Montague For Sale

The five story building at 130 Montague Street, which has two commercial spaces (the ground floor is now occupied by the Dashing Diva nail salon. and the main floor, previously occupied by Migita Sushi, is for lease) and nine rent stabilized apartments, is for sale. According to Citybiz Real Estate the price is $5.7 million. The article goes on to note that Brooklyn Heights is “positioned as the equivalent of Manhattan’s Greenwich Village,…and is known as the strongest real estate market in Brooklyn.” It also quotes the broker as saying a buyer may be able to use air rights “to add more square footage” to the building.

    @John – agree. The bldg is 44 ft high in a 50 ft limited height district. You do the math as to what good air rights will do.

    Occurred to me after posting that broker could mean backyard addition. Still seems unlikely to be able to exceed zoning allowance based on air rights in a historic district.

    3′ foot ceilings have a market. After all, trolls have to live somewhere too.

    John Wentling, I think your math is a little off. I think one could actually get 5 feet of ceiling height.
