How’d You Like A Brooklyn Heights Carriage House… For $11.5K A Month

Curbed brought to our attention a listing with Brown Harris Stevens for a furnished carriage house in Brooklyn Heights at 21 Grace Court Alley. It offers three bedrooms, 1.5 baths and six rooms total, with parking, central air conditioning, skylights, fireplace, washer/dryer and three outdoor areas. BHS says: “This is very special. Beautifully appointed and lavishly furnished. This is a wonderful home with a spectacular eat in kitchen, dining room and beautiful living space. Built for elegant living, entertaining and privacy. Flexible lease.”

The price tag: $11,500 a month. That, mind you, adds up to $138,000 a year. Curbed adds, “Grace Court Alley is one of those lovely, teensy Brooklyn Heights streets where carriage houses tend to go quickly, which makes the $11,500/month asking rent here seem slightly less ridiculous.” (See more pictures below the jump)

    Very nice. I suppose one could complain that it doesn’t have any period detail (moldings, etc.) or backyard (that I can see) but it is a carriage house. What is the room with the statues around it? Is that an outdoor terrace of some kind?

    The company I used to work for did the renovation on that carriage house. The owners will have to rent it for many years before they break even.

    A deal at any price! Take away the cost of a monthly garage and the convenience of parking right at home and it’s only $11,000. I’m sure it is just a temporary rental while owners are elsewhere, maybe. Or maybe there might be an “option to buy.” There should be a second full bath at that price though.

    Those rooms look tiny btw. If this places goes for $11.5K/month, I’ve got a recently-repainted bridge (with a fixer-upper roadway now being renovated) the tenants can purchase (or rent) for cheap — in fact, no toll to drive across (for now)…

    The house next door sold for $3m two and half years ago. Slightly bigger (1 more bath) but no parking. Rule of thumb for NYC highend is purch price is 25x annual rent. The asking rent is perfectly in line. If you don’t like that reasoning, try this: similar sized houses in the heights rent for about this price.
